Most of our floors (except one room) are the medium kind on Jenn's list. I try to vacuum/dry swifter twice a week and then wet swifter once a week. I use the wet clothes, not the spraying kind. So far, so good but they have been refinished only recently, so not sure if the wet clothes will have an effect over time. We also have a mat by the sink/dishwasher to catch any flying water.

Don't know about other places, but down here refinishing floors is only $2.5 sq ft. That includes sanding and 3 coats of polyurethane.

That's VERY good to know! I had no idea how much to budget -- we've got some areas near the entryway where the finish is noticeably worn down (hopefully they're not quite worn through and can just be rescreened, not fully refinished.)

Maybe labor costs vary? It is around $3.5/sq ft here and that doesn't include a stain.

My understanding is that polyurethane is different from staining. Staining is extra here too as it's independent of the polyurethane, which goes on top of the stain. I got quotes from 3 different places and they were all $2.5. It could have also been because we had new floors installed as well, so all the equipment was already here, so incrementally it didn't cost them as much to refinish existing floors.

I called a few places and it was the $3.5/sq ft, no stain, for existing floors. I agree that new flooring is probably easier than old? They had to sand off the old finish, fill in cracks, etc. They filled in cracks and did sanding on the new flooring but that seemed less involved. I think the stain was an extra $1 or .50 per sq ft.
