    When we had our inspection for our current house, the inspector said that the roof was prematurely aged (there is some class action lawsuit against a shingle company that did a lot of the houses in our area). He said that it would need to be replaced in the next three years, and the sellers paid for half of the estimated cost (we had a roofer come out and do an estimate). I would think that someone buying a not-new house (of any age) would expect that some things will need to be replaced/repaired - it's part of buying an older house.

    When it comes time to sell and an inspection is done and those things come up, the buyer might try and negotiate some of those costs with you...if you have it done upfront, it's on the table - they know a little better what they're getting into as buyers...

    It's a tough call!

      Get the preinspection for your own peace of mind. Then you'll know what issues will likely come up and you can account for them when listing the property "as is". Keep in mind though, you'll be on notice for any issues the inspector discovers and may be obligated to disclose the same. As for your brokers. . . sounds like you did not click with #1. Number 3 sounds aggressive (good) but he won't have much incentive to sell fast or bring a buyer if his commission will take a hit under those circumstances. Number 2 sounds good -- I wouldn't shy away because her estimate is $2k less. That's pretty typical and it's not that much in the grand scheme. You can list the house at $2k over her estimate and use the $2k as wiggle room for negotiation because your buyer will surely offer you less than the asking price. But you will probably want more than a $2k buffer for negotiation. When I bought my condo, I ended up paying $20,000 less than the asking price. The amount I paid was actually the fair market value for the unit so it was a reasonable offer.
