    I'm going to buy a lottery ticket for every lottery because if I win I'm just going to give this house away!

    Don't get me wrong, its a great house and we love it but getting it ready to sale has been a PIA already and its not even going on the market until February.

    First was the exterior inspection which they wanted to do early in the month before our first snow fall. No problem, the guy was great and like he said he's a nice guy with bad news.

    Two of the deck pylons have shifted because they weren't installed properly (i.e. not deep enough) and a nearby tree root has disturbed them.

    The idiots who put on the new roof in Sept '03 roofed over an exhaust fan hole for the main bathroom. It probably would have been caught when we bought the house in '04 but our inspector at the time claimed the attic was sealed so he didn't check that kind of thing. We were novice buyers we had no idea but the attic is most definitely NOT sealed. Its a minor repair in the scheme of things but its just irritating, we've wondered why that vent never worked very well but just figured it was a crappy fan. I just called the roofing company to see if they'd come fix it, yes 7 years later, we'll see what kind of customer service they have.

    Then rotting wood/siding was found on the backside of our chimney because of the way the gutter was installed and the way that the water drained. We went back and looked at our inspection and it was mentioned in there but just in passing and not in any way that would make two novice home owners think it needed to be fixed. So what would have just been a couple of pieces of wood to replace 6 years ago is now probably studs and all kind of other things which they won't know until they tear it open.

    So we're looking at almost $2,000 in repairs plus over $2,000 to have the inside painted because we just decided there was no way that we were going to be able to do it with the kids around and DH's schedule. I know we could leave all of it and sell it as is but we want the house to be gone, we don't want any chance of it not selling and we've put so much other work into it over the years (carpet, windows, tile) we don't want to give it away.

    Someone shoot me - its going to be a long 8 months!

    Ugh. What frustrating news! I hope in the end, it will all be worth it, and your house will sail through the buyer's inspections!

      Well the first piece of good news is that the roof company is going to come out and fix the exhaust fan issue - its the cheapest of the 3 issues but at least it will be done and free

        Ugh. I'm hoping DH gets his fellowship precisely so we can put off the house selling for a year.

        Blech. :P

          That is great news! I seriously can't believe they are going to fix it for nothing! Good luck. We also hope to sell this house in two years.

            I'm sorry. I can't imagine doing it with two little ones, Cheri! Hopefully, the repairs will go smoothly and you can get it sold quickly!

              I don't know which was more traumatic for us - selling our old house or buying our new one. They were both pretty brutal, unfortunately. Short story: we ended up taking a HUGE loss because the appraisal came back at $20k less than our contract price. Ugh. I don't envy you, I'm glad that all that's behind us now.

                  The only good thing about selling a house is that it feels so nice when it's over.
                  More power to you, and that's GREAT news about the roofers, thought shocking.

                      Yes, the joy of selling a home is one that I honestly hope to never repeat again.

                      We bit our nails through the home inspection and then the appraisal and now we're waiting for the craptastic HOA to produce the condo documents so the buyers can review them. There is NOTHING fun about selling a house.

                        I can totally relate. I'm dreading selling this house even though we may not even move for another 7 or 18 months depending on what happens with the match. So much so that we're seriously considering renting it out as an investment property so that we don't have to bother with selling it. Although I'm not sure I'm exactly excited about being a landlord either. This is the reason I'm really pushing DH on the idea of renting during residency instead of buying.

                        That's great that the roofing company is going to fix your issue for free, hopefully the rest of the process will go as smoothly.

                          We will more than likely use this as a rental property. We live in one of the most desirable school districts, so it shouldn't be too hard to get renters. Plus we are walking distance to the elementary & a popular charter school.
