We decided to go with Realtor B, the more laid back one with the professional photographer. I came home last night ready to commit to the more aggressive one with all the staging, but after talking with DH and looking at each of their listings we decided on B. I think that good pictures online will help get people into the house and I didn't really like the staging that the other lady did. We are planning to rent a storage unit and clear out some of the toys, some furniture, etc to make it more spacious. I covered up and took down family photos today. All three of the realtors we talked to priced our house about the same and were asking for the same commission. We've been watching the market for the last few years around here pretty closely and their price was exactly what we expected. We don't want to ask too much, we just want it to sell. In fact I'd be more inclined to list it for a little less so hopefully it goes faster, but we'll see what happens.
