Showings without Clients

We have had two showings with just the agent, no clients. The last one came by today, spent 35 minutes by herself in our house, walked around the property, took a flier, and then left.

Is this normal?

Out of town clients?

We actually had an issue with some houses not letting our agent in without a client when we were looking last year. But a few did let her in alone.

35 min seems like a really long time - particularly if she didn't even ask any questions. I don't think she was normal....

They might be checking it out so they can intelligently talk about it with any future clients that might be interested. I've heard of "pre-showings" for agents only too.

Can your agent have an agent open house? When we sold our resident house they had an agent open house where a ton of local agents poured through the house at once. But yes, I would guess out of town buyers.

I called our broker, and they said it wasn't unheard of for agents to do prelim walkthroughs alone. Not common, but not unheard of.

We had one other agent-only, but he was here for like 15 minutes, tops.
She cruised our 'hood, went down to the lake, stood in our neighbor's yard looking at the house, and went into our side yard and backyard.

It was super involved. I guess I just wanted to make sure it wasn't some real estate red flag or anything.

Maybe SHE will buy your house. I think it's likely she has a client in mind.

Another possibility is an agent looking for an investor. Depending on the age of your home - I worked with one and would look at 8+ properties in an afternoon and they would write on 4-6 / all without ever stepping foot in the home

Completely normal. Agents in AZ do previews regularly so they have a handle on what's on the market. Agents also preview for clients out of state.

Our realtor did that for us. She would send me stuff but I would look up listings too. That is actually how we found our house. I happened to look outside of the area we told her and found a house that looked promising. She went to check it out, took her own pictures and emailed us the info. Based on her "homework," we booked a flight to see it...and made an offer.

Keeping my fingers crossed that this is a sign of offers to come.

There is. Company called American homes for rent and they've been buying houses in a lot of markets. 21 yeArs is the max age. Your house could fall into what works for their business model. Perhaps that's why you had several agents looking at it alone. The company doesn't work with just one agent. The deals, at least in Ohio, were right at market price, maybe a little under, but all cash deals with no appraisals. The other catch is that there really is no negotiation (again in our market).

I would also preview for clients, but normally I was too busy. I would typically preview 600 plus or for my out of town buyers who were just coming in for a few days and I needed to eliminate some.
