    We found an amazing mid-century bungalow on a double lot, one block from the ocean. It's actually not a total wreck, and we are considering making an offer.

    Fast forward: it has only one bathroom (true to the period). The bathroom is beautifully done, but small.
    We have a chunk of cash that we are willing to use on building a new interior wall to enclose a portion of the largest bedroom to create a new bathroom.
    The plumbing access is already there, since the mudroom is adjacent to the area we would be making the new bathroom.

    Obviously, with an inspection, there could me more pressing issues, and we could cover them first instead. The house is completely livable.

    The question is: is it better to just buy a comparable property, albeit smaller and on a tiny lot, if it's turnkey?

    The double lot is very tempting, because we could add on a master suite eventually and turn it into a 4bd/3ba.

    Am I just pregnant and crazy?

    I say if you have the cash and it's a great location, go for it. The kids are still young (or really really young ), so one bath is probably not a huge issue presently. The ability to add on without moving, especially because housing seems to be hard to come by in that area, is a huge plus.

      anything like ocean front/near property should hold its value.

      I would ask around whether their are restrictions on adding bathrooms. In my community and a few others that I have heard, sewer capacity is at 100% so getting a bathroom addition permit takes YEARS.

      Very excited for you.

          We managed with one bathroom when we moved here because we were having repairs done to the other two. This was with five kiddos and a pregnant mama. Seriously it was not remotely an issue. No one complained and it reminded me how much we "think" we need when the reality is different. A home a block from the beach sounds wonderous😃 Good luck!!!

            I think if you like the location and there are feasible ways to change the house, do it. Like others said you could easily live with one bathroom while your kids are small. If you cover all of your bases and are sure you can do what you want, and have the money to do it, then do it.

                Good news - we can legally tie into the septic, and legally add a second bathroom within the existing structure.
                Thank you all for your words - depending on what the inspector finds, we will either move forward with the bathroom plans, or wait a while. Either way, you guys should come visit us!

                    First order of business: fencing for the dogs in the backyard, and replacing all windows/2 exterior doors. The order of need after that will be determined by the inspector. Hoping to hear good things!!

                          Looks like we can create a master suite by converting the existing mudroom into a master bath, and placing W/D in a small enclosed closet right off the kitchen area, by back patio.
                          Plumbing is accessible, because the original bathroom is located on the other side of the closet wall. We could easily tap into the hot and cold, tie into existing drain (permit of course), and run PEX line.

                          Woot!

                            The kitchen will have to wait, and it's nice and fully functional (albeit a tad small) as is right now. That would be $$$ because we would have to get a structural engineer to come out and verify how to support part of a load bearing wall that we wish to remove.
