  • The 'joys' of homeownership

So, I love my 100 year old house, I really do. BUT, it's designed as a one story house. At some point one of the owners finished out the attic space into a loft. Looks super cool. Great space.

BUT they never upgraded the heater/AC to fit the needs of a house that expanded by almost 1000 sq feet. In addition, the previous owner fancied himself a jack of all trades and attempted to do the ducts himself.

When we had the HVAC guys out they discovered mold in the ducts, a compressor that's too small and ducts that weren't actually attached to anything.

We got the bids in yesterday to have the entire system replaced. (kind of critical in South Texas. Even if the house stays cold downstairs thanks to the foot thick walls, the upstairs bakes) Let's just say it's a good thing they're offering financing w/ no interest for a year. Holy Moly. This thing is going to cost almost twice as much as my car.

But, maybe we'll actually be cool in the summer and warm in the winter.

The same thing was done to my mom's home. The previous owners ran a gas line up there and had a very nice gas heating unit for the winter and they used a large exhaust fan at the end, opposite the stairs to pull the cool air from down up and through the finished attic area. My mom however chose to have an electrician (a friend of her's from church) come out and run/wire a special outlet up there that allowed her to put in a window unit. This was way cheaper than upgrading the AC unit to accomodate the total square footage.
