    I think the safest thing you can do is speak with a financial advisor who you can trust in order to figure out what makes the most sense for you both soon to be you three. Buying and selling a house in the same year can be a big gamble and be very stressful so definitely find someone who can look at your finances and the real estate market to give you an honest and financially sound answer. You may not want to have to worry about doing major work on your new house while you have a new baby. Something to think about.
