    You know, every once in a while the Money Fairy finds me and she always finds me when I need her the most.

    So, as I was contemplating which check to let bounce, I got the mail and lo and behold the lawyer sent us a check for the remaining portion of the retainer. Now, they could have put it back on the credit card we used. but they didn't. and now I can buy groceries and new pillows.

    The smart person would immediately apply the remaining portion to the credit that was used. I am not that smart.

        We took crazy asshats earnest money deposit and sent her on her way, tail between her legs. It's now hanging out in the ING direct savings account, hopefully to become a deposit on a house here.

        They're having an open house this weekend and I'm really hoping people come. We've upped the ante and are offering closing help with a full-price offer and 1k to the agent who brings us a good contract by the end of September. My agent says that alone will bring in foot traffic because and I quote, "we're all greedy bastards".

        I'll send the money fairy over.

            Gee ... and I was thrilled w/a $20 refund from our kid's doctor b/c I paid a copay I didn't need to.

            BTW -- I'm not that smart either.

                  Dumb thought here. So, let's say trying to be an informed house buyer, I go to the trouble of contracting with a "buyers" agent, would I know the $1,000 carrot was part of a particular deal for my agent? Or is that just life / no way to account for that and no reason to worry about it?

                    My guess is they don't advertise that fact to you. The additional $1K comes out of the sellers portion of the proceeds, so I think technically the buyer doesn't have to be aware. We tried the same thing in Cleveland -- I hope it works better for Jenn.

                      Kevin, my guess is that you would see it on the closing statement but probably not know before then.

                        But you could ask! Year ago we sold a house and we had 4% to seller and 3% to the buyer, I think it helped.

                          Here's the way it's working-

                          The Buyer knows about the 5k in closing help for the fullprice offer.

                          We're offering 3.5% to the Buyer's agent and 2.5% to our agents.

                          The additional 1k is known only to the agents via the special secret communications they get through the MLS (not the stuff we see on realtor. com but the stuff like the codes to get into the house or times when they can't show houses- that kind of stuff)

                          We'll see.

                            So, I guess if I was a real nerd I could write up an initial agreement with a buyer's agent stating that he/she must disclose if any perks that otherwise I would only see at closing be disclosed. Not that I really would do that, but it's just a thought. Or simply ask each time.
