    Hey Lunatic--definately pursue your freelance ideas! I remember a few years ago when I was doing daycare and dreaming of getting out. I haven't done daycare for a year now and although I occasionally think about "the good old days" I wouldn't go back to that for anything! I think opening up your phone book and calling potential clients is a good way to start. And if you already know people it doesn't hurt to put the word out about what you are planning to do. You never know what might turn up!

      I totally agree, Sue. I haven't had to "advertise" much to get clients for my work. I did talk to people I already knew -- I tried to meet them for lunch or coffee or whatever was convenient -- to talk about my skills and what I wanted to do. This was valuable in two ways: I got constructive feedback on my business ideas and I ended up doing work for these people or being referred for it. If you find someone doing similar work, they may be too busy with their current projects and pass some work on to you. The last two contracts I had were sub-contracting to someone who wanted some help with her current obligations. It was win-win for both of us. She got some breathing room. I got work (and $$$ ), didn't have to manage the client relationship, and added more experience to my resume.

        I think the refinancing is a good idea. Property value in this area is great and you shouldn't have a problem when it is time to sell. I also like the envelope system. Good luck and know you are not alone.
