  • On the market...

    ..today is the day. Our house is officially on the market! We are SO, SO tired.....there has been nothing but non-stop action, packing up things, running them to storage, and trying to keep things clean...,.it is so hard when the boys just want to press there noses against every clean window in the place!

    The storage unit was a fiasco in itself. We were talked into renting a 10X5X8, so I began packing it high and tight! When we got it filled, there was still about 1/4 of the rental truck left to be unloaded! So we now are renting two 10X5X8 units! I was so mad, but too tired to unload the smaller one and move everything to a larger unit....and I needed to feed the baby, return the rental trcuk by 5p (it was 4:45p)...did I mention that I had the baby strapped on my back?!? Oh yeah, and Gretchen was on call. Anyway, we still have stuff to take to storage, but our house seems huge! Guess that is what we are going for....
    I swear our stuff was secretly breeding in the basement. And the dust bunnies I cleaned had earned the right to be called full-grown dust rabbits.

    Now, I did happen to find a bad thing, the plumbing is leaking under the kitchen....very slowly . It appears that it had been fixed before, but not while we have been here. So, I suppose I should get that taken care of before too many people come parading through our space.

    Now, I need a vacation.....

    You do need a vacation. No wonder you are tired.
    I hope you house sells fast, fast, fast so you don't have to show it.
    re: the plumbing under the sink....we were all set to fix every little thing in our house before it went on the market. Our agent helped us prioritize and suggesting letting the buyers decide how they wanted to handle some things. The leak will surely come up on inspection and I think that buyers expect to get something out of the inspection. That leak would be a good candidate. So, you probably will end up fixing it but you can use that to help the buyers feel like they came away with a good repair. Maybe see what your agent says.

      I agree with Nellie that you should wait on fixing that leak......

      and I agree with you that you need a vacation! I am sending sell, sell, sell vibes to your house, I'm sure that will help lots!

        the leak is actually in the basement. I can see where it has been dripping onto the washer and dryer that we had to replace when we moved in! It isn't severe (not raising the water bill or causing damage) but will need a repair.

                  Wishing you the best of luck! Gretchen should be singing, "What a man, what a man, what a mighty good man...." At this stage in life, forget the flowers...taking care of the house and kids is mighty romantic. Best of luck to you both.

                    our first "intruders"...I mean "prospective buyers" are already scheduled for noon today.

                    We were already going to be away. Colton gets to have an upper GI scope today...yippee!

                      Best wishes for the house, but more importantly for Colton. Fortunately the meds they use are great and he shouldn't remember it.

                        MSN helps sell Kansas City house!!!

                        Thanks for all the "sell quick, at/near full price vibes"!! We have accepted an offer and are now awaiting the inspections and appraisal. What a whirlwind two days!! Our house is so clean and looks so nice, I would buy it if we were looking!! There were nine showings. I am really glad that we chose the realtor that we did, she is great.

                        Looking on the down side of things, should this buyer back out after the inspections, at least then WE would know what needed to be dealt with for the next person.

                            Congratulations! Amazing! You must have done a great job of cleaning-- all that hard work... Do you have a house in FL yet? I can't remember... Anyway, that's terrific news!

                              Congratulations, Matt! Great news! I hope the inspection and resulting negotiations go smoothly for you.
                              We sort of freaked out when we saw our inspection report -- they find everything down to the loose hinges on one window. Everything is up for negotiation, though, and you don't have to fix everything. So, take a deep breath before you look at the report and let your agent earn her comission!
