If you have to ask why I've become evangelical about bad flippers and about sewer scopes during the home inspection...LOL.

Well, it's kind of been one thing after another with this house, but the "oh shit" moment today was that under the laundry room we found the subfloor completely rotted out. So now instead of the room being prepped for new floors, it's got at least a 5' by 5' hole where you have to walk on the joists in order not to fall through the insulation into the crawlspace.

Oh man, that's terrible! I guess at least you found it before the hole got bigger and caused more damage? This sounds like it has turned into quite the project. Hopefully you'll be able to look back in a few years laugh and enjoy your new floors.

Oh spotty, I’m sorry you’re having a rough go. Home ownership is not for the faint of heart.

We just have to keep saying that the house is cute and quirky and will be worth the pain, instead of kicking ourselves for buying an old home. We also have to keep our fingers crossed that they don't find any more rotten bits (or building code violations) under the living room, etc. But there's some squishy spots in front of the pantry, in the area where we've been living on that car decking subfloor for the past three months, so I don't think we've seen the end of it.

This weekend was our quarter-year-iversary of living with our house all ripped up! Whoo!

The flooring finally started to go in today and I'm SO relieved that I really like the hardwoods. The installer says he thinks they match our home better than the old floors, and while he's a total flatterer, and also knows that we'd better like it since we can't take it back now , I also think he is right. It's a bit rustic, but not nearly as much as the beat-up pine, and in our fairly modern kitchen with all the stainless steel and matte black, it's going to fit right in. Whoo! I might try to snap a photo after the guys wrap up this afternoon. (Two guys from the construction company, and two flooring installers, are all working around each other and cutting stuff and nailing stuff and OMG the dust. Life in a construction zone! Hats off to those of y'all who've chosen voluntarily to remodel! )
