    We have been looking. We really love our area but Z would like to shorten his commutes. I'll be sure to keep you all in "the know " when things start to happen!

      We are also very close to the brand new elementary school so I'm hoping that also helps us.

        You've got to be @#)(*#%)@#$)#(* kidding me!

        BOTH contractors we got bids from have now come back and said they can't get the work done by end of January/mid February even though I TOLD them that was our timeline when they came out to bid them. So I'm now waiting to hear back from my realtor, I guess we'll have to sell it as is with winter creeping in I don't see that we have any other choice. I have a feeling $2,000 worth of work is going to end up costing us a lot more then that.

        ARGH!

                  Well I'm getting a little frustrated with my realtor too but am giving her the benefit of the doubt because its a holiday week. I have sent her two e-mails this morning and she hasn't responded to either...

                    We just paid to have it all go away. The inspector found a bunch of BS to be fixed, they wanted us to give them $2500 (including the refrigerator fix) and we said no, we fixed the fridge and we'll give you $1500 and they said OK.

                    It is a buyers market now, that's for sure. When the inspection came back our realtor said, "yes, it does feel like you're being blackmailed. because you ARE."

                    It's maddening.

                      This happened to us, too. We just sold our rental house last month. The inspection came back with THREE PAGES of things to be fixed. We took our builder over to the house, he crossed off 2/3 on the list, and we said we'd fix the remaining 1/3. We also had to give them a credit at closing for the roof, even though there are a good 5 years left on it. We were so happy to have a solid buyer and get rid of the house. It definitely is a buyers market, and yes, selling a house SUCKS. We worked our asses off on it for 6 weeks before we listed it; and that was before the inspection came back! Maddening.

                        Well my realtor came through, she found a contractor that will do for a mid range price of what my two bids were so he's going to get it done the first week of December. Today I went and bought a hot water heater now I have to decide if I want my dad to install it over Christmas (he said he would) or have someone do it.

                        Anyone ever put one in, how long does it take?

                          Hmmm...if your dad feels comfortable with being able to do it, then I'd let him. That being said, I am completely ignorant of what can go wrong!

                          I'm glad you found another contractor, Cheri. Worst case scenario, can you guys hold on to it as a rental property and advertise through medical education once the match results are in? That's a sucky thought, I know...I'll refrain from sending you any property vibes though, because they always backfire in my own life. So ... not sending you mojo is my way of sending you ... mojo. lol

                            I have no doubt my dad can do it plus both of my brother in laws will be here, its a matter of whether I want him to put in the time.

                            We will only rent it in the worst case scenario.

                              It takes an experienced plumber about 3 hours to install a Hot Water Heater... So give or take a few for your dad maybe??

                              Glad you were able to find a contractor!!

                              Hope you can get this all sorted out and the house sold.

                                At least you are being proactive and handling it all now rather than risking it sitting on the market or trying to deal with it in negotiations. Come spring you'll be so glad you were so pro-active!
