If it is a gas water heater, I would have a licensed/insured plumber do it. I had a co-worker who had a tragic housefire several hours after a gas water heater was put in by the "wrong" person.,

So the contractor that my realtor found wanted more then 3 times what the other two wanted just for the deck footings and didn't even include the chimney in his bid. ARGH!
So we've decided to leave the deck and just disclose it, it should cost a regular person around $500-$750 to fix it in the spring or summer. If we had known about it before we could have fixed it before it got cold/snowy. She's going to make a call to one of the original two contractors who she works with a lot and see if he can do the work on the flashings and the chimney. Those are the most important to fix because if they're not fixed they could be major money sinks down the road. Hopefully he'll say he can do it.
Painters are scheduled for January 18-20, carpets cleaned the week after that and interior inspection the week after that. Oy vey!Wife to NSG out of training, mom to 2, 10 & 8, and a beagle with wings.

Have you tried calling a licensed handyman, instead of a contractor? When we sold our house last month we had to do repair work on the deck as well. We hired a handyman who did excellent work, and he was hundreds of dollars cheaper than the contractor bids we received. You might want to fix the deck, because even with a disclosure, if it doesn't pass inspection at closing then that wouldn't be good.
