    Just because the wall is painted doesn't mean they painted it with the correct product or prepped the surface correctly.

        You usually want to only put it on bare concrete. Does that other coating come off easily? Maybe take a stiff wire brush to it and see how well it's adhered?

          Interesting - yes, if you can find a place where it is chipped it will come off...The entire basement room is done in this stuff, do we just need to do the area that is seeping or has marks of seeping?

            The pressure will blow off any non-hydraulic coating eventually. If you only do the areas that are weeping, it will push through to other areas that don't have that coating.

              Thanks for the info DD - we have two companies coming out to give us bid/ideas, at least now I won't feel like a moron when they are here.

                  We have a cement-block foundation and had some leaking last year. The guy we hired painted over the interior cracks (which were visible) with that Dry-Lock stuff. Then they dug down on the exterior and put a rubber membrane along the wall and sealed it and put all the dirt back. We've had a really, really rainy spring and haven't had any water in our basement again (knock wood!).

                      Migirl I probably don't want to know but can I ask how much that cost you and how big of an area you had done?

                      I really hope we don't have to do that because we'd have to tear up a TON of landscaping as we'll.

                        It was $3600 for a 6-foot section. I think it was a little more expensive bc they had to hand-dig due to all of the landscaping (it was right next to the front door).

                            Do you have a weeping tile system outside the house? Does it have a barrier?

                                So the first guy came out this morning, they are supposed to be the best basement people in town. He thinks we have chipmunks digging in two places, one by our foundation and one by a nearby drainage pipe. He wants to fill those two holes with a concrete/dirt mix and the regrade that side of the house for $300. He has the attitude that you start with the smaller/cheaper fixes and go from there I'm leaning towards starting there, we'll see what DH says.
