        The plexiglass on the windows cost $30 per panel. Too expensive for the whole room.

              One more thing. Also put me down as currently having the play room in the dinning room. Its really large and it is nice having her in the living area rather than off in a back room where I don't know what she's up to! The room is not pretty, but really functional ie indestructible painted paneling.

                Unless your landlord was all, "OMFG, don't TOUCH my wallpaper..." I would be surprised if they didn't elect to glue that shit down (versus removing it and painting) because it's the easier and less expensive option. There's a reason why the vast majority of rental properties don't have wallpaper -- it doesn't hold up to the wear and tear of even amazingly conscientious renters.

                Did your lease specify what constitutes "wear and tear"? Most rentals are painted between tenants and if painting can't be done (due to shitastic wall coverings), I'd think that some peeling and tearing of that wall covering would be considered normal wear and tear. Especially for such old wallpaper. Yikes.

                  According to the management, they have been trying to persuade the LL to paint the place for years but she won't part with the fugly wallpaper. IDK exactly what the lease says but I do not expect that it is too specific. I'm in a dispute with the management company now regarding what constitutes a "timely" repair. They say that 2 months into a 14mo lease (3 months after the lease was signed) is "timely". I say no. Really, there are a lot of ambiguities in the lease because it's a form lease doctored up by non-lawyers. I could have and re-written every word when it was negotiated and made certain that every damn "timely" or "reasonable" was fully defined. However, I knew that the LL/management were not attorneys and it would have been unsportsmanlike for me to go all lawyer-lady on them. Sometimes you have to ease up and proceed with a good faith understanding that everyone wants to get along just to get the deal done.

                    FWIW, the management company does this big inspection before we move in. They have told us over and over how they take 300 pictures and then gave us a worksheet where they checked off the condition of various things (light fixtures, switch plates, walls, carpet, etc). Thing is, they would note damage "wallpaper peeling" or "broken smoke detector" and not do anything to repair the damage. We had to call them up and ask what they intended to do about the wallpaper and smoke detector. Apparently, they didn't even check the faucets because the plumbing was out when we arrived at the house and it wasn't noted on the inspection at all. I get the impression that their inspection and claims of 300 pictures is just a big CYA for them so they can intimidate the tenant into maintaining the property.

                      That's EXACTLY what it's designed to do. That, and act as proof in the event that they end up suing a former tenant and need documentation for court. Unfortunately, that proof doesn't work well when it's not quite as thorough as they think.

                        I know. It's not working. I spent one weekend in the house and it's already in better shape than it was before our lease. I'm going to make them fix every damn defect they noted on their punch list including the falling wallpaper, faulty smoke alarm, broken fence, and so on. I'm also working on my own punch list and photos of the carpet stains and whatnot that they missed. The snotty manager had the nerve to tell me to bear in mind that I'm "making demands on someone else's money and property" when I insisted that the repairs required by the lease be done ASAP. This is after I had taken the LL's fugly curtains to the dry cleaners, replaced rusty switch plates and heating grates, removed litter from the yard, garage and basement, and pacified neighbors who are sick of looking at a fence that's been broken since last Spring. I'll do what is reasonable to protect the property from my exceedingly destructive little boys but if I'm living in the house, paying rent, and I'm inconvenienced by the LL's delayed repairs you better believe I'm going to be making some demands.

                          You picked up trash, replaced rusted items in the house, and dry cleaned curtains and they don't replace a smoke detector? WTF is wrong with people?

                            Yeah, and then mouth off and tell me I'm demanding. There wasn't water! I'm done being patient and we haven't even moved in yet.

                              Go get 'em! I think they were totally trying to talk down to you in order to get away with crap.

                              I hope you find your new city to be a great fit and quickly get out of the renter's hell.

                                I agree.

                                Unfortunately, it's not uncommon for LLs to attempt to get away with whatever they can, hoping to have renters unfamiliar with LL/tenant laws. I can't tell you how many times I've called out a management company for blatantly illegal behavior that they KNEW was against the law.
