Radon inspection?

  • Radon inspection?

    Do you all suggest a radon inspection on the new house. It does have a basement and it's and extra $125 on top of the $495 inspection.

    We did one. Came back slightly high so we installed a mitigation system that cost about $1k. We had the seller pay for half.

      The buyers of our residency house had one done, it and back slightly elevated. We agreed to take a small part of a mitigation system off of the price bc they were a PIA. We had one done at out current house, it was fine. Find out what the local normal is, in MN it's normal to be high so we're ticked they were being such a PIA about it.

        It needs to be under 4.0. Cheri, i would think if it is typically high in MN then most houses would have a mitigation system?

          Radon inspection?

          Do the test. We've had it done in every house we've purchased and only once was there an issue. The sellers put in an abatement system that we later had to upgrade because whoever installed the damn thing wired it into a wall switch. It's supposed to always be on and not able to be switched off and on.

              Yes ours was 4.2 and no most of the houses don't, at least not in our neighborhood. What burned me was that we took money off of the price so that they could do it yet when we visited our neighbors 2 years later they hadn't don't it

                  When we bought this house the levels were just over the limit. We tried to get the seller to mitigate but she said no. We did a long term test when we moved in. The levels were still a little over the limit so we put in a system because we figured we'd have to do it when we sold because we wouldn't have the balls to tell someone no.

                    You can do the radon test yourself and save a bunch of money. The inspector is overcharging you, and if you give the agent a test kit and ask her to place it and pick it up, you'll get the same results. As far as the limit of 4.0, it's an arbitrary number set by the EPA, and if I were a buyer, I'd put in a mitigation system for anything over 2, especially if you're allowing your kids to spend any significant time in the basement. The EPA usually sets "acceptable risk" at 1 in 1 million deaths, but 4 picocuries per liter is actually quite a bit higher than that - if they'd have set it any lower it would have been too costly to homeowners.
                    Also - don't forget to test the kitchen if there's stone countertops.

                      So I just had the inspector do it and he did warn me that he's seen higher levels in this area. The rest of the house inspection went really well. Hoping we don't have to deal with a radon issue. Fingers crossed.

                        He said it would be about 4k for a mitigation system bec of crawl space in addition to the basement.

                            Ugh, came back at an avg of 4.2. We're going to have to ask for mitigation, and considering we gave them $100 over asking price on day two if being on the market, hopefully they will just do it. Especially after meeting our sweet children several times
