Oh god, do I understand this. The horrible ideas *shudder*

Regarding the floors, I prefer the lighter option. The footprints, animal hair, etc drove me nuts on our old super dark floors.

We have dark wood laminate floors and love them...however, they are not glossy and slightly distressed, so I haven't had issues with dust and dirt showing as much. My DH only wanted dark floors (and that was one of the few things he insisted on when we remodeled), I could go either way so we went with dark. They are trendy but trends are 10 years behind where we live (the Tuscan trend is still big here) so I'm hoping by the time we sell everyone here will want dark floors!

I prefer laminate to solid wood although it doesn't help for resale. Laminate is more durable. Vinyl is the most durable I think but we were worried about off-gassing. Whatever you decide to get, I would get samples and try to inflict damage on them to see how durable they are. I soaked mine in water overnight and tried to nick them.

I didn't take her advice but this may be helpful:

Thanks Ravenclaw! That PDF you posted confirms what I've been thinking, which is that the pale floors I like (while easy to maintain) don't really fit with the style of house we're buying, and something in a medium brown tone will probably work better in the long run. I'm hoping that getting something that's distressed in a matte finish will help camouflage any scratches, too.

I never see dirt or dings on ours (well a couple of scratches from the high chairs). But I do like the wider plank look - baby pic is my house. Other pic is a house we looked at buying with wide plank hardwood.

I read to avoid wide plank floors due to the fact the shrink/swell more than narrower widths.

That's actually one thing we have going for us in the new location. Our flooring guy said shrinkage/swelling isn't as big of an issue as other places because of the climate.

                      Dark Floors vs Light Floors

Interesting. I'm thinking it must not be an issue in AZ either. Literally every house had them. that house was three years old, and I didn't notice anything. But good to know!

Have you thought about hand scraped to worry less about dings/nicks?

Those are hers. She doesn't have little kids running around every day, but they have held up well to my children and my father, who might as well be a toddler with a hammer.

Yes, and we're planning to go that route regardless of color! The only issue with hand scraped is that if you ever refinish it, you lose all the scraping (obviously), and you end up with just a regular flat hardwood floor. But honestly, I imagine it would be many, many years before we ever got to the point of refinishing a brand new hardwood floor anyway.
