          and we're off.

          Refrigerator on Friday, Air Conditioner today. Brand new (2007) A/C that cost $4k MORE than my 2007 Yaris. Luckily, I have the service plan and I was able to speak directly to the owner of the company and they're sending someone out ASAP. (tomorrow) It's 85 degrees in my house right now and its 11:30 pm. (fridge was a quick repair for $162 by the only repair guy I found that works on Saturdays)

          I knew the dead animal thing was a bad sign.

          So, who wants to bet that this years Major Non-critical but Yet Expensive Repair will either be 1) the pool pump or 2) the kitchen appliances. and here's your choices for Major Home Repair that becomes a crisis and must be repaired 1) the falling apart front porch will finally fall apart OR the disintegrating tape and float in the Atrium eating area will make it clear that that entire room needs to be repaired.

          and let's not forget the new windows (custom of course, because why would I own a house with standard sized windows) in the DC house that are going to go in to the tune of $3400.

          I'm renting the next time we move.
