    House goes live on the MLS at 2 PM. I'm taking showings after 1 on Friday. We worked until midnight cleaning and staging and will do the same tonight. House cleaners are coming tomorrow AM and I will buy flowers, etc. I've taken all the pics and they came out really great!

    Childcare is arranged thru most of the weekend and DH can duck out to be with them too.

    So at 1 PM tomorrow I become a real estate agent. We are trying FSBO (with a flat fee guy supporting us on documents and closing) so I have to show the house. Wish me luck!

                Yay! Good luck! I'm sure it will sell quickly! Are you guys going to have to do a short term stay or are you going to make a June closing date a sticking point?

                  Moving away from residency was and still is the hardest thing I've ever done. I wish you all the luck in the world with the house because showing with babies sucks, hang in there. The next few months will be hard but you will come out of it and will probably be bitter about it for a while but you'll make it. That's all you can do. BIG BIG hugs!

                      I am not leaving until June 24th. I'm just not.
                      But it's not even on the MLS yet and I just did a showing and I'm doing another one tonight (from Facebook/our list serve). Both are local without any moving pressure or agents yet...which would be AMAZING because it would save us big $$. We aren't counting on a buyer without an agent (since that's rare) but it would be awesome if it happened.

                        I'm so hopeful you find a family with no agent. It's how we bought our first house and was definitely a win-win. Your pictures and listing turned out so great! Sending the house selling mojo!

                            Thanks everyone! When we actually try/have motivation, we can get it together. The rest of the time our house is a wreck.

                            Already had a showing and have another tonight (these are pre-MLS) just from Facebook. I'm really hopeful about the one tonight. They're acquaintances from church who have been passively looking for a while so I bet they don't care when they move (like June is probably fine). Two kids the same ages as D and R (great for my neighbor). We'll just have to see what we get. It's tempting to just wait it out and go with the highest bidder (I think we have to have an open house on Saturday no matter what) but I'd take a nice family over crappy people any day.

                              Also, I'm secretly pretty pleased that people like my little website... DH was supportive but figured it wouldn't make much difference (thought the MLS was going to sell it...and it probably will).
