    You CAN do this! You may not enjoy chit chat, but you come off as intelligent and articulate (because you are), and not awkward, even though you may feel awkward. Do you think either of the people who looked were seriously interested?

      The one couple seemed interested but no word from them. Frankly the house is all wrong for them - they have no kids and it's a street literally full of kids. And he wants a music room? But super nice. So probably not on them.

      The other couple was from our church. Very nice but they mentioned that their offer would be contingent on selling their home (which would very likely sell based on where it is). So it just depends if a) they make an offer and b) we get a non contingent offer. But we really don't want to move before late June so we have a lot of things to weigh. I just hope we get more than one offer and can make choices.

      Also...I had to decline the first two showing requests tomorrow. I had said tomorrow we would show from 1-7 PM (I can't do earlier than 1 bc of preschool/childcare). First two requests were 11 AM and 7 PM. No people no.

      We've got two more already though. So here's hoping this weekend is bumping!

          Thank you!! First real showing thru MLS right now. Agent was a huge witch and asked me for a bunch of forms that are already uploaded to the MLS.

          The thing that sucks is that her clients have a VA loan situation. I hate to say it but that's less desirable which is absolutely unfair to our service people but from a seller standpoint, I would rather not have to jump thru all those hoops! So anyway, don't hire a bitchy real estate agent if you want to buy a house!!

                Three showings so far. Second one is also making an offer. So yeah...I think it's going ok.

                I'm nervous about accepting one and then they're a PITA about closing or inspection.

                    I don't know how you could avoid this with an agent though - if someone is going to be pain about inspection and closing, they will be pain.

                    For example, the house we just sold was 200 years old. We put a ton of stuff on the disclosure AND incorporated our recently completed inspection into the sellers disclosure. We told them what had been fixed and what hadn't. We were like yeah - here's the deal, it's an old house. Some stuff isn't perfect (mainly, it needed brick pointing and a window well repaired). Take it or leave it.

                    Their inspector didn't turn up anything new. And then the buyers camelback and asked for like $15,000 to deal with the issues we had already disclosed before they made the offer.... their super annoying agent didn't stop them from asking for that.... 🙄And our agent was like - well I know this annoying and absurd, but I have to communicate this to you.

                    So my point is that people can still be annoying during those stages - even if you have an agent. Ugh. I hate houses. Renting them, buying them, selling them, all so stressful. Sending lots of mojo! (You don't need an agent! I haven't even seen your house... I just feel like it saves you a little time, but not enough to pay that kind of fee!)
