Our renters shut off all heat while they were home on Christmas break. Six cracked radiators (that we know of) so far. The toilet water was frozen. Waiting on plumbers available to get quotes for insurance. Sux.

Is your rental close by, or are you doing this all remotely?? Eep. The joys of home ownership must just be completely amplified by the joys of landlordship. I'm so sorry!
Is it tough to get plumbers out for you as well? Obviously the holiday always has to throw a wrench in the works though. Why don't household emergencies happen during weekday business hours?!Alison

I'm so sorry to hear this. As tough as it was owning an old house, renting it out was 25X worse. Especially when we were 2 hours away.
I will tell you that we can look back on that period now, and .... well not laugh, but be happy that it's over.
I hope this all passes quickly for all you homeowners.Enabler of DW and 5 kids

We had the contractor here today. I'm really comfortable with their experience working with insurance as well as doing a high-quality job. We'll know more within a week or so about the allowance the insurance will give us for the work, and about whether the flooring person thinks we're looking at patching and then refinishing the first floor, or ripping out and replacing all ~1000 sf of it. Gulp.
House is almost completely de-shingled. Roofers expect to be done with the replacement by next week, then the sewer replacement commences the week after. Driveway will be inaccessible that week. We might be having workers start to drop in to do small parts of the interior work, like the drywall and whatnot, shortly after that.Alison

Sewer backed up again. So that's a thing that is happening. Much less volume this time, but at this point we're really just pretty much done and ready to walk away from this house and get a new one. :thud: Obviously that's not an option but I am pretty sure our side sewer has collapsed completely.
Best case scenario, we are out of our house until the middle of next week. So the next step is to figure out where to live until then.Alison

Wow. I'm so sorry. We just had six broken radiators removed and isolated a burst pipe one wall behind the bathroom shower tiles. It will have to be opened eventually. Tryibg to thaw it today. the tenants are still out of the house. I'm so pissed at them.-Ladybug
