    We're on a bit of a home improvement kick. I'm anxious about spending money but we're so excited about even the smallest changes. We finally painted our basement and basement bedroom. It's not a brorange and mustard cave any more and it looks like the ceiling is two feet higher. So much more inviting. I'm delighted!

    We are also replacing the light fixture in our foyer. I know this doesn't sound like a big deal but it is because the foyer is 2 stories tall. This requires a full day with two electricians and a scaffold. I priced this out a while back. The seller had these outdated gold fixtures which the realtor made them switch out when they listed the house. Of course, they replaced them with cheap, ugly fixtures that I've been dying to change. Like, I want to replace every fixture in the whole house. The one in the foyer especially bugs me because it's visible from the street. So far, we've done the ceiling fan in the great room and that's it. We got to that because the one that was there was swinging like a pendulum last summer. It's just so hard for me to take the plunge.

    Anyway, K1 and I had a little mom/son date and went antique shopping. (So cool that my 6yo is into antiques/thrift/flea markets like I am; DrK doesn't have the endurance or imagination for it.) We saw these three gorgeous cut glass fixtures that were more than I wanted to spend once I figured in the cost of the electrical installation so I passed. The whole way home, K1 was brainstorming about how I could purchase them. ("Maybe your book club could pool their money?" "Maybe if you just got one of the set?") When we got home, DrK was standing on a ladder trying to change a light bulb in the ugly foyer fixture ...and he broke the glass shade that covers the fixture leaving three bare bulbs in our foyer. I reasoned that if we were going to have the electrician come out anyway and spend all that money on the electrical work, we should get some awesome lighting that we really really love. And I really really love these fixtures. And DrK agreed to it. I called the vendor and negotiated a slightly better price for the fixtures and next thing you know, they're in my garage! I just got them back from the lamp shop where I had them rewired with super long chains and the electrician comes in a couple weeks.

    We're also having some extra lighting and a light switch added to our storeroom since the electrician is here. I've wanted this forever because I have to walk into the center of a dark, unfinished room to pull a chain in order to turn on the light in there.

    Also, we have a retaining wall in our yard that is listing. We knew about this when we bought the house and I totally should have stood my ground and insisted on a credit from the seller. The broker talked me out of making a fuss. So, now we have to have the wall re-done and this is becoming a "while we're at it...." type of repair. While we are at it, we are widening a flower bed at the top of the wall (which is just a natural by-product of rebuilding the wall) and we are planting a boxwood hedge at the top of the wall because I've always worried that someone is going to just fall into our yard because there's about a 4' drop from the top of the wall. And while we are at it, we want to put a rail on the stairs adjacent to the wall. And while we are at it, we are thinking of putting in a fire pit to replace the fountain that we removed that was in front of the wall And while we are at it, DrK wants me to look into having the area adjacent to the base of the wall, surrounding the hypothetical fire pit, paved....And maybe some picnic benches below deck, and maybe some string lights or a lantern....And it would be super-awesome if we could get this done before my nephews visit this summer.

      Oh those are fantastic!

      I have to fix my landscaping--3 years of trying and it still is mostly dead and looks like hell

      We are getting a new front door in the next month. All ordered, just need to set up the install. Current front door has a giant crack and won't stay closed unless bolted. And on a windy evening earlier this week, I felt a strong breeze come across the room through the closed door...

      Some point later this summer we will finally retile the master bath shower and floor because it looks like this and is so disgusting. The people who lived here before must have been pigs



      The refinished over it and it's peeling.
      I keep a mat over it lest my feet touch the peeled portion. Part of the reason I went back to work was to get this done. I couldn't bear the thought of living with it for 4-6 more years.

      And finally these ceiling tiles

      Will go up here when we finally get around to it



      And that is it! We have done a crap ton to this place and it really is almost done. It doesn't make sense to sink any more money into it.


      This was my favorite project from the past year.



      Makes our laundry nook more functional and infinitely prettier

        I love seeing all of your home projects. I can't wait until we're out of this rental and I can start daydreaming about updates to our own place again.

          LOVE those fixtures, [MENTION=1498]MrsK[/MENTION]! We are replacing our HVAC this spring. Not a sexy project, but it's going to make a huge difference in quality of life. Not only will we actually be able to cool the upstairs to a reasonable degree, but the unit will be quieter and around a corner so it won't bother us from the back porch.

          We're also in the earliest stages of a major kitchen renovation and addition. It won't happen for a couple years, but I'm looking into engaging an architect now. I'm enjoying drooling over portfolios.

            DH is installing a cat door in our basement door tonight. Exciting. That way we can have the basement door closed and I won't fall down the stairs when I come in the side door.

            We're going to start pricing out kitchens this spring... looking at new cabinets, counters, fixtures, dishwasher and microwave. Hopefully won't have to do the floor, but will probably have to redo the backsplash with the cabinets/counters. We'll probably paint the kitchen at the same time. At some point I'd love to repaint our upstairs, but we'll just do that ourselves as we have time room by room, it's not a priority.

            I'm also gradually working on replacing window treatments. So far we've only done the master BR but I'm looking at living room next.

              I finally put up new sconces in my dining room to replace the 1980's gold sconces with frosted glass shades that look shells.

                Oh, we have those 1980s sconces in our basement. What do your new ones look like?

                    I am a huge, huge, huge believer in paint serving as an inexpensive way to totally transform a space. We currently rent a place but it's owned by my family so we have a ton of freedom to change whatever we want, I just don't want to commit to big changes if DH ends up matching in another city! Every time I get that urge to do some sort of home improvement I just paint a different room or piece of furniture! I'm currently inspired to paint our bedroom but I can't choose a color. You guys are making me totally jealous with your bigger home renovations!

                      The electrician is coming Wednesday and i need help figuring out how to configure the light fixtures in the foyer. These are pictures of the foyer. There is a picture of the light fixtures earlier in this thread. The ceiling is 2 stories high. There is a large window above the door which will frame the lights, making them visible from the street. The current fixture is about 12" tall and hangs from a 7' cord. The new fixtures are about 22", 16" and 12". DrK says to install them in a straight line, same height, smallest to largest. He's no help. I'm thinking of a triangular formation at various heights but I don't know how to do it. Anyone?

                          At what heights? The geometry is the problem. Is the largest one supposed to be lowest? And how low? DrK thinks that the current fixture is too high but if they are too low, the window pane will cut off the view from the street.

                            You should definitely use the window as a frame and having the largest be the lowest makes the most sense design wise because that is what makes sense in real life, the heaviest or "largest" would be the lowest. How they are in your first photo is really gorgeous, with them getting smaller as they get higher. How spread out you want them and all of that is total preference but I think the triangular cluster is the way to go. Disclaimer, this is totally all from what I see going on in interior design trends right now since I work in the field but honestly the best thing about interior design is that it is totally up to you and your personal style should dictate the way your whole house looks. They are so gorgeous that they should definitely all be in the window so that everyone who drives by can admire them from the street!

                              I agree with MrsF! Triangle cluster, lowest on the bottom to smallest on "top" I'd either want the largest one centered to that window (top to bottom) so that it looks like there's just one light from street view, or have all three visible. Is there enough height to space them so the largest is centered in the window, next is just above the window, and third is spaced another equal height up toward the ceiling?
